Overview
A new build gives you a home shaped around how you actually live: modern insulation, efficient services, a layout with no inherited compromises and none of the hidden repair bills that come with an older property. We take on single self-build plots, replacement dwellings where a tired house is demolished and rebuilt on the same plot, and small multi-unit developments, working from your architect's drawings or introducing a designer and structural engineer if you do not yet have one.
Because we manage groundworks, structure, first and second fix and the final finish in-house, you deal with one team that owns the programme rather than coordinating separate trades yourself. That keeps the work sequenced through the stages a new home has to pass: foundations, superstructure, a weathertight shell, first-fix services, plastering and the final fit-out, with the site kept tidy and the build moving throughout.
Every new build we deliver is constructed to current Building Regulations, including the Part L energy targets and SAP calculation a new dwelling has to meet, and we book the Building Control inspections at each stage, from the foundation dig and damp-proof course through first fix to completion. We build across Birmingham, Solihull, Sutton Coldfield, Coventry, Redditch and the wider West Midlands. CH Developments is CHAS-accredited and fully insured, works with directly employed and vetted trades, and backs every completed build with a workmanship guarantee.

Planning and design
A new build needs full planning permission, approved drawings and structural calculations. We work alongside your architect and structural engineer, or bring in trusted ones, and manage the Building Control process from foundations to completion.
Structural warranty
Most lenders require a recognised structural warranty (for example NHBC, LABC or Premier Guarantee) on a new home. We build to the standard a warranty provider requires and coordinate the inspections involved, so the cover and paperwork are in place at completion.
Energy efficiency and SAP
A new dwelling has to meet minimum energy targets under Part L, demonstrated through a SAP calculation and an EPC at completion. We build the fabric, airtightness and services to hit it rather than treating it as an afterthought.

What affects the price
Every project is different, so we do not publish one-size figures that rarely hold true. Instead we give you a free, fixed-price quotation after a site visit, so you know the full cost before any work begins. These are the main things that move the price:
- Size, number of storeys and overall floor area
- Ground conditions, access and the volume of groundwork required
- Specification of the kitchen, bathrooms, glazing and finishes
- Drainage, utilities connections and external works
- Structural warranty, design fees and any planning conditions

How much does it cost to build a new house?+
There is no single figure, because the cost depends on the size, the ground conditions, the specification and the external works. We survey the plot and your drawings, then give you a free, fixed-price quotation so you know the full cost before any work starts.
Do you build from my own architect's plans?+
Yes. We are happy to price and build from your architect's drawings, and we can introduce an architect and structural engineer if you do not yet have one.
Do you arrange a structural warranty?+
We build to the standard a recognised warranty (such as NHBC, LABC or Premier Guarantee) requires and coordinate the inspections involved. The warranty itself is taken out with the provider, and we make sure the build and paperwork support it.
How long does a new build take?+
It depends on the size and complexity, but a single home is usually a programme of several months from foundations to handover. We give you a realistic stage-by-stage timeline with your quotation and keep you updated as the build progresses.
