Overview

Extending is almost always better value than moving once you factor in stamp duty, agents' fees and the upheaval of a sale. The right extension reworks how your whole home flows rather than just bolting on square metres, which is why we look at the existing layout alongside the new space and how the two will join.

We handle the full job: the structural openings and steelwork that open the house up, the foundations, brickwork and weatherproofing, and the internal finish that ties old and new together so the join is invisible. Most rear and side extensions involve a steel beam (RSJ), new foundations to Building Control depth, and glazing such as bi-fold doors or a roof lantern to pull light into the deeper plan.

Single-storey rear

The classic kitchen-diner extension across the back of the house, often opened up with bi-fold or sliding doors and a roof lantern for light.

Side return

Filling in the narrow side alley of a Victorian terrace or semi to create a wide, open-plan kitchen that uses the full width of the house.

Wrap-around

Rear and side return combined for a transformational ground-floor footprint and a genuinely open-plan living space.

Double-storey

Extra living space below and a bedroom or bathroom above, taking the best value from one set of foundations and one roof.

Over-structure

Building above an existing garage or single-storey section to add a room without losing any garden.

Planning, regulations and the practical side

Do you need planning permission?

Many single-storey extensions fall under permitted development, but it depends on the depth, height, your property type and whether you are in a conservation area or under an Article 4 direction. We assess this for you and handle any planning application.

Party Wall agreements

If you build near or on a shared boundary, the Party Wall Act may apply and your neighbour needs formal notice. We flag this early and serve the notices so it never holds the build up.

Building Regulations and foundations

Every extension is signed off under Building Regulations, covering foundation depth, the steel beam design, insulation, drainage and fire safety. We build to those standards and book the Building Control inspections as part of the job.
