Luxury vinyl tile (LVT) and vinyl
LVT mimics wood or stone, is fully waterproof and easy to clean. It is ideal for kitchens, bathrooms and flood-risk areas. We fit click-lock or adhesive-backed formats over prepared subfloors. Installation is quick, noise reduction is good, and replacement is straightforward if individual tiles are damaged.
Laminate
Budget-friendly alternative to engineered wood for dry areas. We fit quality commercial-grade laminates with attached underlay for warmth and sound dampening. Laminate is not recommended for bathrooms or flood-prone rooms because water can cause swelling.
Ceramic and porcelain tile
Durable, waterproof and ideal for kitchens, bathrooms, utility areas and outdoor transitions. We lay tile to current best practice: full mortar bed (not spot-fix), appropriate grout, and tanking membranes in wet rooms. Tile suits both period properties and modern extensions.
Subfloor preparation and moisture management
Every installation begins with subfloor assessment. We level with self-levelling compound, install moisture barriers over concrete (essential for flood-risk areas), and add acoustic underlay where required. Poor subfloor prep ruins the finish; we do not cut corners.
Flood-resilient approaches for riverside properties
In flood zones, we use raised flooring or joist systems to allow water to flow through extensions without damage, pair water-resistant finishes (LVT, tile) with open grout for drainage, and avoid fixed carpeting.
